How to Choose the Right Home Inspector

A home inspector checking a vent When buying or selling a home, it’s a good idea to hire a professional home inspector to look over the house and discover its good points and bad points. You can get a helpful assessment of how a house truly is thanks to a professional home inspector.

What are some tips for choosing a home inspector?

Sometimes people just go with whomever their real estate agent tells them to choose. Keep in mind, though, that there might be a conflict of interest, since that agent wants to close the deal so they might work with an inspector who “goes easy” on the inspection. Of course, no one wants this to happen, and it shouldn’t, but it has, so that’s why you at least need to be a little bit careful with real estate agent referrals. If you don’t deeply trust your agent, you might want to find an inspector on your own rather than just going along with whomever they recommend.

Do you know someone who has recently hired a professional home inspector? Ask them about their particular experience– what did they like? What did they not like? Referrals from friends or family who don’t have a vested interest in your house can certainly be helpful. You can also read reviews online, and, if needed, ask for references and call those people to ask about their experiences with particular inspectors/companies.

Finally, when “shopping around,” don’t be afraid to ask an inspector to see a sample copy of a previous inspection report they’ve completed. This way you get to see what they’ve actually done and assess whether or not you think they’re thorough and detailed, or not.
