With the push for energy conservation and saving money Cornerstone has started a Home Energy Audit service. There are three phases to an Audit; Inspection, Sealing, and Replacement.

The inspection is a complete evaluation of your home. This consists of the auditor looking at the air barrier of the home, appliances, insulation, and utility bills. We then slightly depressurize the house and discover all of the areas where air is leaking out of/into the home and the amount of air changes every hour the home goes under. Next the auditor will calculate the amount of ‘breathing’ the building needs to be a healthy home and compare it to the current conditions (normally significantly higher than needed). In the end, a custom tailored report will be generated detailing areas of concern, condition of the appliances, and steps to take to reduce your energy consumption, which equates to money staying in the homeowner’s pockets!

Sealing up the home is the second step of this service. For air to leave the home there has to be an opening. Most openings go unnoticed to the average person. Areas of common leakage are often found around outlets, recessed lights, around doors, and penetrations leading outside, just to name a few! When sealing up the home we refer to the report generated from step one and determine the areas to seal making the house more efficient. Simple air sealing can often save up to 30% on energy bills.

Last is replacement of major appliances and adding insulation. These appliances include air conditioners, boilers, furnaces, and water heaters. Older equipment, on average, has energy efficiency around 80% some as low a 50%. Newer more efficient system are over 90% efficient which again will save money on utility bills for the homeowners.

Payback times for repairs can be as short as a month while others are obviously longer. Another benefit of an audit is the estimation of payback periods to determine the most cost effective and money saving corrections.
